Maintenance Assistant

Job description:

Performs the general operating maintenance, service, and repair of the interior and exterior of the assigned community in accordance with current federal, state, and local standards/regulations and company policies. Provides transportation to the residents for appointments and errands, such as medical appointments, banking, shopping, worship services, entertainment, and other miscellaneous activities.

Ensures safety of all passengers. Runs event and community errands as needed.

Essential Functions

1. Maintains scheduled and unscheduled maintenance on, but not limited to: HVAC, elevator, fire and sprinkler equipment, generator, landscape, kitchen equipment, and emergency pull cord equipment.

2. Performs general maintenance projects as scheduled or assigned, including installations and repairs involving plumbing and electrical equipment, carpentry work, painting, and equipment repair.

3. Responds to maintenance requests by residents for items needing repair in their rooms, including repairing plumbing, electrical, heating, and replacing light bulbs.

4. Repairs and maintains vacated rooms in a timely manner. This includes painting walls and cleaning carpets.

5. Ensures that walls, floor coverings, doors, and woodwork in the common areas of the community are properly maintained.

6. Maintains positive communication with local fire marshal, building inspector, state elevator inspector, and any other jurisdictions governing the community.

7. Repairs walls, floor coverings, doors, and wood work in the common areas of the community.

8. Assess all plumbing and electrical problems within the community and determine the best course of action to correct the problem.

9. Works within the legal scope of local and state codes. Documents safety issues as well as physical plan deficiencies related to local, county, state, and federal guidelines. Reviews safety data sheets (SDS) as requested for potential exposure to hazardous chemicals and takes necessary precautions.

10. Assesses property damage and reports finding to EVS Director.

11. Maintain the proper certifications required by local and state licensing agencies which include on-going in-service trainings, accreditations, specific coursework and certifications.

12. Respond appropriately to management and/or community emergencies by assisting as needed.

13. Performs other duties as assigned.

14. Transports residents in a safe manner while observing all safe driving standards. Communicates with residents, physician offices, and the community at large professionally at all times.

15. Follows schedule as written. Uses appropriate procedures to assist residents and minimize the risk of injury or accident. Understands the resident's medical needs and how best to approach the resident to and from the vehicle and in loading and unloading the resident.

16. Resident outings will be scheduled on the monthly calendar. This transportation will be the responsibility of the Driver who carries out activity outings and medical visits transportation with the assisted living department.

17. Carries belongings, opens doors, and cautions residents on steps and other objects in their path. Opens/closes and loads/unloads walkers and wheelchairs. Assists residents in and out of the vehicle utilizing the wheelchair lift and/or stairs, if needed.

18. Ensures residents are safely seated with seat belts secured.

19. Assists residents in wheelchairs during activities outside the community.

20. Accounts for presence of all residents when leaving or returning to the community. Calls resident rooms for appointment/activity reminders, as needed.

21. Fills the community motor vehicle with gasoline at pre-approved service stations.

22. Responds immediately and appropriately to all accidents and emergencies, based on established protocol.

23. Interacts with residents in a friendly manner, providing meaningful attention and communicating concerns of resident’s health to management as appropriate.

24. Responsible for ensuring all vehicle license plates, inspection tags, and insurance cards are current and displayed properly in conjunction with the Environmental Director.

25. Maintains current Resident Information Binder in company vehicle.

26. Maintains the cleanliness and safety of all vehicles. Checks the vehicles prior to transporting residents in order to ensure that all safety and emergency equipment is available during transports. Keeps a maintenance log on the vehicles and ensures that all preventative maintenance is performed in a timely manner.

27. Works in a safe manner and ensures that unsafe actions are brought to the attention of the Executive Director. Compliant with Safety Committee Standards. Should workplace injuries occur, the Executive Director will be notified and the Driver will follow all procedures for treatment, investigation, and return to work. Injured workers will communicate with their supervisor.

28. Fosters teamwork with co-workers, shows initiative in overcoming obstacles, takes actions which assist others beyond job responsibilities, and has a positive impact on co-workers, residents, and visitors.

29. Performs other duties as assigned or needed.
